    EICR Explained

    According to the UK statistics, electricity fires affect 20,000 homes in the UK every year. An Electrical Installation Conditions Report (EICR) is issued after an inspection of the electrical installation and appliances by a qualified engineer (qualified by NICEIC or NAPIT) to ensure safety.

    A satisfactory EICR report suggests that the condition of electrical components in your home, office, and business premises complies with the UK regulated safety standards.

    EICR tests are periodic inspections and expected to be undertaken at change of tenancy or at least every 5 years.

    IMPORTANCE OF AN EICR CERTIFICATE

    By law, in case of BTL or Rented Homes, landlords must ensure the safety of every tenant throughout their tenancy by undertaking an EICR certificate.

    In case of Commercial Properties and Businesses, whilst it is not a legal requirement to have an EICR, as an employer you are responsible for the welfare and safety of your employees. So, it is strongly recommended to have a valid EICR.

    Homeowners are recommended to obtain an EICR if they are moving out or into a new home, or if their insurance requires one and if current electrical systems are old/faulty.

    EICR INSPECTION PROCEDURE

    During an EICR, the fuse board, wiring and electrical accessories are thoroughly tested for faults or deviations from the Wiring Standards. Throughout the EICR test, the following will be inspected:

    • Adequacy of earthing and bonding.
    • Components for protection against fire and electric shock including outdated equipment, sockets kitchen safety and plug bathroom safety
    • Inspection of any damage/wear and tear affecting the safety of inhabitants.
    • Inspection to identify improper/damaged electrical fittings and accessories.
    • Inspection to identify exposed live wires causing a fire or safety issue.

    Many faults cannot be seen by eyes and are only picked up using various testing equipment by a registered electrical engineer.

    Securing your EICR

    EICR Fail Or Pass?

    When the electrical installation meets the safety standards, a satisfactory EICR report will be issued within 48 hours of the inspection.

    Where results of inspection and tests are unsatisfactory, they will be presented as EICR observation codes which will be based severity and danger level. The EICR observation codes include C1, C2, C3, and F1.

    • C1 (Danger Present)
    • C2 (Potentially Dangerous)
    • C3 (Improvement Recommended)
    • F1 (Further Investigation) 

    Where an EICR contains either a C1, C2 or FI, then it is not reasonable for the installation to be assessed as ‘satisfactory’ for continued use. However, if there is/are C3(s) on the report then it is entirely down to the customer if any action is taken. 

    How Much Does An EICR Cost?

    The cost of an EICR varies from contractor to contractor, the size of the property, the age of the electrics and the number of sample testing of circuits. Older properties with outdated electrics may cost more if they take much longer to test. Some contractors test minimal number of sample testing (say 10% of circuits) but such small sampling may not show the real picture and might not therefore be reliable.

    Some contractors price an EICR depending on the number of circuit while others may offer a package price for the entire home electrical installation. Consider the percentage of sampling test while comparing prices for an EICR inspection.
